We ensure information about your home is distributed as efficiently as possible to our impressive database of buyers. As well as tradition methods, such as mailings by post, we also email and text details directly, to waiting buyers. Of course, we also have a telesales team, who literally make hundreds of telephone calls per week informing potential buyers about your property.

Increasingly more and more buyers are searching for property over the internet. In fact we now get more enquiries from the internet than we do from local and national newspaper advertising. We will place your property with various colour photographs, where suitable, onto our website.

Over the years we have found a “FOR SALE” board erected outside your home an invaluable marketing tool. Not only does it clearly identify the property but may stimulate a buyer that has not previously considered a move.
ADVERTISING
Your property will be advertised extensively throughout the area. We advertise heavily in the Enfield Advertiser with a full page in colour and easy to read. Also in the Hertfordshire Mercury. The publications are weekly and you will be advertised regularly.
WINDOW DISPLAY
Our state of the art office is located in the heart of Enfield, as the office is opposite the zebra crossing people cannot just walk past us, they walk to us. Your property will be advertised in full colour and with our unique A3 display will be more noticeable.
SELLING TIPS
Make sure your home looks tidy and inviting. Nobody expects it to look like a show home but keep the untidiness to a minimum.
Don’t worry too much about cosmetic decoration – as most buyers will change it anyway to suit their own tastes.
Lighting can be important – well lit rooms always create better effects.
Make sure your home smells fresh.
When showing viewers around, give them space.
Fresh flowers.
VIEWING ARRANGEMENTS
All viewings on your property will be confirmed with us prior to the viewing. The potential purchasers are all vetted as thoroughly as possible through our applicant registration process.
In the event the property is unoccupied we will happily hold a set of keys to the property. All viewings will be accompanied by one of our trained negotiators. For your reassurance all keys are coded so their identity can only be known to ourselves. Your property security is paramount to us.
VIEWING FEEDBACK
One of our biggest complaints vendors have about their estate agent is lack of feedback (positive and negative) every viewing and on a regular basis. There is nothing more frustrating than having several viewers on a weekend and no buyer. Our feedback will assist in making suggestions to help in the future.
LOW KEY MARKETING SOLUTIONS
Often the consideration of moving only becomes a reality if you find another house you wish to move to.
You may not want to be fully exposed to the property market until such a time. Our experience shows that properties do not always sell to the first viewer and to avoid losing your dream home we would suggest our “low key” marketing solution.
In this instance we will market your property to selected purchasers, making them aware prior to the viewing that you have not found another property and should you not, you will not move. You do not necessarily have to be advertised in the local press, property displays or a website campaign. We would advertise details be prepared and photographs taken.
BEFORE A SALE IS AGREED
Much emphasis is put on the marketing side of selling a property but finding a buyer is only half the process. The other half is co-ordinating the sale to completion – quite often the most stressful part of the whole process.
We start before the sale is agreed by checking the mortgage status of the buyer, it is surprising how many buyers find a property before even checking to see if they can get a mortgage.
If there is a “chain” we also check each link before to ensure a smooth sale going forward. If the chain or buyers position is not clear we would advise you to continue marketing.
As the sale progresses there is a set pattern and timescale of events, i.e. survey, normally within 2weeks of a sale being agreed – if a key event does not occur within a certain timescale then the “alarm bells” ring our end and we are on the case.
THE SALE PROCESS
WHEN AN OFFER IS RECEIVED
We will always try to get the best price possible for your property.
Your response to the offer made is relayed to the prospective buyer as soon as we have your decision.
Buyers requiring a mortgage will be seen by a consultant in our mortgage centre wherever possible to clarify their situation and level of borrowing.
All the links in any chain are checked with the estate agents and/or conveyancers involved to clarify details and to anticipate and avoid problems.
In multiple offer situations we will help and advise you upon the best course of action to follow.
We will continue to actively market your property until negotiations have been concluded to your satisfaction.
WHEN AN OFFER IS ACCEPTED
As soon as we have all the relevant information we will notify all parties in writing of the details of the sale via our memorandum of sale letter.
If the buyers are applying for a mortgage, we will notify you when the lender’s surveyor wants to survey your property (it normally takes up to 14 days to process their application before the survey stage).
We will liaise with your buyer in order to make sure that the survey was satisfactory and report back to you with the results.
You will now appoint a conveyancer if not already done so.
At this stage normally the property will be treated as SOLD SUBJECT TO CONTRACT.
Your conveyancor will contact you and will provide you with detailed information about the legal process and should keep you informed of developments.
We will keep you informed of the progress of your sale.
At the same time we will liaise with the conveyansors and where applicable, other agents in the chain to ensure the sale is successfully completed.
WHEN A SALE BECOMES BINDING
You should be aware until this point either parties can withdraw from the sale.
When the conveyancors have completed all the necessary checks and documentations the will EXCHANGE CONTRACTS.
At this point the sale of your property is legally binding and a date is set for legal completion.
During this phase we will liaise with you and your buyers for the hand over of keys, releasing them only when authorisation is received.
